Commercial EPC

From April 2008 all commercial properties require an energy performance certificate (EPC) to be in place prior to sale or lease/rent. All buildings from 2500m2 will require a full inspection to show the efficiency of the building from energy consumption in both gas and electric and take into account the building fabrics and structure for heat and energy loss. Also included within the report is a rating for the lighting and heating within the building and any recommendations for improvement. The survey is subject to a pre-booking and usually requires plans of the existing building and types of heating/systems in place, allowing the surveyor to assess the performance of the existing structure.

The requirement for commercial EPC prior to visit :

• Building plans and general layout
• Gas central heating system and type
• Electrical heating system and type
• Any air conditioning throughout the building
• Lighting both office and work space areas
